Payment plan calculator

Tool · Dubai off-plan

"60/40" means little to a client; a schedule in dirhams does. Enter the price and the plan as the developer prints it, read the instalments, and copy the schedule as one message.

Post-handover share = 100% minus booking, construction and handover. Instalments are spread evenly; developers often link them to construction milestones, so dates come from the sales offer. The 4% is paid at Oqood registration; a waiver is a promotion with an end date.

How to read a developer's plan

What the schedule leaves out

The Oqood admin fee, the developer's registration or admin charges, service charges from handover, and any interest or price difference between plans. If the developer offers a cash price and a plan price, calculate both and show the difference. How to read an off-plan brochure explains where to find each figure.

In the workspace

Brokbase reads the payment plan from the brochure into the property card as a schedule, with the page it came from, and the assistant answers a client's question about a specific unit with the card and the PDF. This page is the same arithmetic for anyone, without an account.

Questions people ask

The shares add up to more than 100%. What happens?

The calculator says so and shows no schedule. Reduce one share; the post-handover part is whatever is left after booking, construction and handover.

Is the payment plan negotiable?

Sometimes, at launch or for several units. The brochure shows the standard plan; anything else goes in the reservation form.

Does the DLD fee count towards the price?

No. It is a registration fee paid on top, normally at booking through the developer. A 'DLD waiver' means the developer covers it, usually for a limited period.
