DLD fee calculator
Tool · Dubai, ready property · published rates, September 2026Every buyer asks what they pay on top of the price. Enter the figures, read the total, and send it as one message with today's date. Rates are the published Dubai Land Department schedule; confirm it before quoting.
What the numbers are
- DLD transfer fee: 4% of the purchase price, paid at the trustee office on transfer day. Legally 2% from each side; by custom the buyer pays all of it, and the contract can say otherwise.
- DLD admin fee: a fixed amount for the title deed and the plan, AED 580 for apartments and offices, AED 430 for villas (registered as land plots) and land.
- Registration trustee fee: AED 2,000 plus 5% VAT for a price below AED 500,000, AED 4,000 plus VAT from AED 500,000. The registration fee is fixed by the Land Department; offices may charge separately for extra services.
- Mortgage registration: 0.25% of the loan amount plus AED 290, only when the buyer finances. The bank's valuation and arrangement fees are separate.
- Agency commission: customarily 2% of the price for ready property, plus 5% VAT. Off-plan commission is paid by the developer and does not appear here.
What is not in the total
The developer's no-objection certificate (usually AED 500 to 5,000, paid by the seller), the bank's valuation and arrangement fees, settlement of the seller's service charges, and moving costs. Off-plan purchases follow a different path: the 4% is paid at Oqood registration, and the payment plan calculator lays the instalments out.
How to send it
One message, one table, with the date. Buyers forward it to their family and their bank, and the broker who sent it is the one they remember. The copy button puts the table on your clipboard; add the date and the unit before you send. DLD fees explained covers the reasoning behind each line.
Questions people ask
Who pays the DLD transfer fee?
By custom the buyer, unless the sale contract splits it. The calculator lets you show both cases.
Is VAT charged on the property price?
No. Residential sales are exempt or zero-rated; VAT applies to the agency commission and to the trustee fee. Commercial property is different; ask a tax adviser.
Are these the official rates?
The percentages and fixed amounts are the rates published by the Dubai Land Department and its registration trustees as of September 2026. Fixed amounts change from time to time; confirm the current schedule before you quote.
Does the calculator store what I type?
No. Everything is computed in your browser; nothing is sent to Brokbase or anyone else.
