VAT is 5% and is charged on the commission, not on the price. The agent's payout is a share of the agency's part before VAT, as in most Dubai brokerage agreements; check your own agreement for what is deducted first.

How the lines relate

Off-plan and rentals

Off-plan commission is paid by the developer, typically as a percentage of the price agreed in the agency agreement, and the client pays nothing; enter the developer's rate and set the co-broker's share if a partner agency is involved. For rentals the commission is customarily 5% of the annual rent plus VAT; enter the annual rent as the price and 5 as the rate.

In the workspace

In Brokbase a deal carries its price and its commission from stage to stage, and the owner sees expected revenue by stage and by broker without anyone building a spreadsheet. Leads, clients and deals describes the books.
